There shall be no use or occupancy of the Premises other than by the Renter(s) Party nor shall the Renter(s) Party use or occupy or permit the Premises or any part thereof to be used or occupied for any unlawful, illegal, immoral, or hazardous purposes. Upon vacation of the Premises, Renter(s) shall return the Premises to Owner broom clean and in the same condition as received.

Owner makes no representations or warranties whatsoever concerning the nature, condition or contents of the Premises other than as specified in the description on the rental website. Renter(s) & the Renter(s) Party acknowledge and agree that lost or stolen personal items are not the responsibility of the Owner. Renter(s) will have a key code and will be solely responsible for locking the home and the safekeeping of personal items during their visit. Any damages to the Premises or its contents during the occupancy period caused through Renter(s) or the Renter(s) Party’s actions or negligence are the responsibility of Renter(s). Renter(s) shall reimburse Owner.

St. John has some of the highest electric usage rate in the world. Rates are about 5x higher than in the states. Renters are required to turn off AC when not on the property. There are usually cooling trades winds and it only takes 5 minutes for the unit to cool down.If you leave to go to the beach or out to dinner please shut off the AC. Failure to do so may result in loss of security deposit.

Renter(s) & all members of the Renter(s) Party shall hold Owner harmless from all claims or causes of action arising from the rental and occupancy of the residence. Participating in any activity while at the Premises is voluntary and performed at Renter(s) risk. Renter(s) & the Renter(s) Party agree to release, discharge and hold harmless the Owner from any/all liability for loss, damages, costs and expenses (including attorney’s fees), claims, suits and demands arising from any accident, injury, loss (personal or physical) or damage whatsoever, during Renter(s) & the Renter(s) Party’s stay at the Premises. Renter(s) & the Renter(s) Party agree to waive any right to bring a legal action arising out of or relating to participation by them in any activities or use of the equipment, facilities or any services provided. This waiver includes, but is not limited to, use of all equipment, recreational facilities, residential areas, sidewalk/paths, trails or passageways and roads to the Premises.

Owner is not responsible for any loss of electricity or internet due to power outages resulting from weather or operational problems at the island electric company or for trip cancellations due to weather or personal circumstances
